Non – Destructive Testing

LEAK DETECTION

Michael Kilbey Associates are able to offer a range of non-destructive roof testing solutions to identify the location of pin hole leaks. We utilise the most up to date:

  • Electronic Earth Leakage

  • High Voltage Discharge systems

    • (more commonly known as wet and dry testing) –

    • to identify the location of any pin hole leaks in the membrane.

  • The detection systems are compatible with nearly all membranes.

In conjunction with our existing thermal imaging services we are also now able to offer to clients the benefit of Electrical Capacity Testing. We use the latest deck scanning equipment to identify areas of roof where water is present below the membrane. This gives the client the benefit of identifying areas of damaged roof/insulation that are in need of remedial works.

Electrical Capacity Testing

Dry Roof Pro’ flat roof leak detector kits are ideal for rapid and effective testing of a wide range of non-conductive flat roof membranes and can test up to 2000m2 per day.

Battery-powered and fully portable; the Dry Roof Pro’ detects an electrical path to earth through leaks and defects in non-conductive flat roofing finishes:-

  • from 64μm

  • to 25.6mm in thickness

Flat Roof Detector Kits

Wet Roof Pro’ has been designed to locate leaks on flat roofing systems which incorporate dielectric membrane overlays such as:

  • single-ply,

  • asphalt,

  • bitumen,

  • and liquid applied roofs.

It uses the ‘vector-mapping’ or ‘earth leakage’ method of locating faults. The conductive properties of water (from either rainfall or a hose) provide a medium through which electrical current can flow, allowing the user to pinpoint leaks. The kit comprises two main elements:-

  • a generator unit,

  • and a detector unit.

The generator unit creates an electrical field across the roof surface via a ‘boundary wire.’ This is positioned around the perimeter of the test area and connected to the positive terminal on the generator unit. The negative terminal is connected to a suitable earth on the building’s structure.

The Tramex Dec Scanner is a mobile non-destructive impedance scanner. It is designed for the instant surveying of moisture conditions in roofing and waterproofing systems. Ideal for water leak detection in many building materials.

The Tramex Roof Inspection Kit allows for point-of-contact, non-destructive checking of moisture conditions in roofing and waterproofing systems up to approximately 4 inches in depth, as well as non-destructive measurement of moisture conditions in concrete decks, wood decks and ambient relative humidity & dew-point conditions.
